Does homeowners cover tornado damage?

Yes — wind and hail are covered perils on every standard TN homeowners policy. What's NOT covered is flood, and tornadoes often bring both. If you're in an area that's flooded once, get a flood policy.

Do I need a separate sinkhole policy?

It's excluded by default in TN. Some carriers will add it back as an endorsement — particularly relevant in the karst topography of middle TN. We'll check carrier-by-carrier.

I rent — do I really need renters insurance?

Yes. Your landlord's policy covers the building, not your stuff and not your liability. A good renters policy is $15-25/month and includes liability if your kitchen fire damages the unit next door.

Can I get insurance on a fixer-upper?

Usually yes — we place those on dwelling fire (DP-3) policies until you finish renovation, then move to a standard HO-3.

What's an umbrella policy worth?

If your net worth is over $300k or you have teen drivers, a $1M umbrella runs about $200-400/year. Cheapest peace of mind in insurance.
